2019 past due lots: 4, 7, 37, 42
Only 2019 second notices were sent. Third (certified mail) and fourth (property lien) notices were not sent due to COVID closures.
Dues notices to be sent Sept 1, with option to mail or drop in mailbox at 16730 Seminole
All agreed
Proposed schedule for notices moving forward:
First notice sent around September 1. Dues due September 30. Late payment fee applies October 31.
Second notice sent around November 1. Sent via standard mail and includes the 10% late fee.
Third notice sent around January 1. This would be sent certified mail and the fee for doing so will be added to the balance.
Fourth/final notice sent around April 1. This would include a property lien notice.
The fees incurred for the lien will be added to the property's balance.
All agreed on schedule. Kaylee started researching the process for filing an HOA lien in Washington
2020 Budget balances with a surplus of $44.77
HOA fee increase update: Joe looked into it and it would require a 2/3 majority vote of members eligible to vote.
LED Street Lighting update: In order to upgrade our 12 our street lights to LED, PSE will charge us about $3,000. The monthly savings will be about $20 per month. In other words, it will take 12 years to see any benefit from the initial cost. Lance recommends we do not proceed. PSE will replace burnt out bulbs with LEDs as they burn out.
All agreed
Bank Account update: Would like to move to another bank (since we can't send electronic payments/checks) but haven't been able to explore options due to COVID. Will continue to explore in 2021.
All agreed
USPS Post Office Box Rental update: Jitka did research about moving our mailbox to the UPS Store. UPS charges almost triple what we are paying at the Post Office. We should stay with USPS.
All agreed
Website update: The website host is billed for two years and has been paid. We'll need to pay for the domain next year.
